Mirasol Sits Where Palm Beach Gardens' Two Downtowns Now Meet

A resident leaving Mirasol on a Friday evening used to have one real decision to make: which restaurant east of the Turnpike. Downtown at the Gardens. Legacy Place. Something off PGA Boulevard. The direction was never in question, only the destination.

This summer that changed. For the first time since Mirasol's gates went up, there is a second direction worth driving, and it runs west.

The One-Way Map

Mirasol sits north of PGA Boulevard and west of Florida's Turnpike, directly across from PGA National Resort. That position made sense for two decades because everything of consequence in Palm Beach Gardens sat to the east. The Gardens Mall. The restaurant rows along PGA Boulevard. The established stretch of Downtown at the Gardens with its Whole Foods and REI anchors. West of the Turnpike was undeveloped land, and Mirasol was effectively the edge of the map.

That geography made the community's own club calendar do a lot of work. Members filled weeknights with things like the club's Summer Cooking Demonstration series, most recently a June pasta session led by Director of Culinary Operations Michael Crain, because there wasn't much reason to leave the neighborhood for dinner unless the destination was firmly east.

The map has since been redrawn, not by Mirasol, but by what opened on the other side of the Turnpike.

What Changed to the West

Avenir Town Center, the retail hub inside the master-planned Avenir community off Northlake Boulevard, opened this summer with more than 200,000 square feet of retail space and roughly 19 tenants rolling out through the season. The first piece to open, and the one that actually reshuffled errands, was Publix. The store held its ribbon cutting the morning of Thursday, May 21, at 12535 Northlake Boulevard, giving anyone driving west for groceries a stop that didn't exist a year earlier.

The dining lineup followed through summer. A few of the names are worth knowing because they aren't generic:

  • Seppe Pizza Bar arrived with its only two other locations in New York, making Avenir its first Florida address.
  • Smoke and Maple opened its first location anywhere at Avenir, serving food, craft cocktails, and local beer, a rarity for a corridor that typically inherits concepts from Wellington or Delray before they land in the Gardens.
  • Phatboy Sushi Kitchen & Bar, the seventh location for owners John and Nicole Maser, opened in late July at 11701 Lake Victoria Garden Avenue, with seating for about 80 inside and 40 on the patio, plus a standing Martini Monday and an all-day Tuesday happy hour.
  • Kitchen Restaurant, already familiar to residents from its West Palm Beach and Palm Beach Gardens locations, gave the west side a steak-and-seafood option without any menu guesswork.

None of these sit inside Mirasol's gates. What matters is the drive. West along Northlake Boulevard now leads somewhere with an actual reason to go, which is a different proposition than it was in April.

The East Side Answered Back

The established corridor did not sit still while Avenir built out. EDENS, the retail developer that bought Downtown Palm Beach Gardens, has been revitalizing the property with 13 new or expanding retail partners, a mix of fashion boutiques, eateries, and wellness offerings. The work included facade and landscaping upgrades to the section adjacent to REI and CMX Cinemas, along with new signage and wayfinding across the property. Van Leeuwen Ice Cream, known for a Florida-exclusive Key Lime Pie flavor, opened as one of the more visible additions.

The practical effect is that Mirasol residents did not trade one dining option for another this year. Both directions improved at roughly the same time, which is the part of this story that gets lost when each opening is covered as its own headline. Read separately, Avenir and the Downtown refresh look like unrelated announcements. Read together, they describe a community that used to default east now facing a genuine choice on both sides of the Turnpike.

The Unglamorous Reason Distance Still Matters

Restaurants get the attention, but the infrastructure sitting quietly behind them is arguably the more consequential change for anyone weighing how far west feels convenient. Jupiter Medical Center's micro-hospital is now operational within Avenir, and the Palm Beach Gardens City Council approved an $18 million freestanding emergency room in January, with construction beginning this summer. For families with kids or aging parents, that kind of facility changes the calculation on how far a drive west actually is, independent of whether the destination is dinner or an urgent care visit.

Northlake Boulevard itself has also seen new traffic signals and turn lanes designed to handle the added activity from Avenir's opening. Whether those signals hold up during a peak-season Saturday morning is still an open question, and it's the kind of detail that only becomes visible once the season actually arrives and traffic along the corridor returns to its winter volume.

The Season Ahead

One more date is worth keeping on the calendar. Panther National, the private golf club built around a Jack Nicklaus and Justin Thomas-designed course that opened in November 2023, is completing its 55,000 square foot clubhouse this fall. The club sits inside Avenir and remains invitation-only, so it isn't a destination Mirasol residents will casually drop into. What it signals matters more than the amenity itself: the western half of Palm Beach Gardens is finishing an amenity build-out that makes it a genuine peer to the eastern corridor rather than a satellite waiting to be filled in.

For a community like Mirasol, positioned exactly on the line between old and new, that shift changes very little about daily life inside the gates. The club's own calendar of golf, tennis, and dining continues on its own rhythm, the kind of programming that doesn't depend on what's happening a few miles down Northlake. What it does change is the drive. A Friday night that used to have one obvious direction now has two, and both of them got better within the same few months.

That is not a small thing for a neighborhood that has spent two decades sitting at what felt like the edge of the map. This summer, Mirasol found out it was never the edge. It was the middle the whole time, and the rest of Palm Beach Gardens is only now catching up to that.
